What kind of pets do you allow? Do you permit exotic pets?

Chester Woods welcomes cats and dogs. The following Dog breeds are prohibited: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, American Eskimos and Siberian Huskies.
Breed restrictions may be subject to change. Unfortunately, we do not allow exotic pets.

How many pets may I have?

Two pets per apartment.

Are there any deposits, special fees, or monthly charges to have a pet?

A Pet Security Deposit equal to half a security deposit, is due upon lease signing or upon pet approval, whichever is sooner. In addition, the applicant agrees to pay a pet fee of $25 a month per pet.

What must I bring with me to tour an apartment?

A valid government issued photo ID.

What are your fees and monthly charges?

Tenant shall be obligated to promptly pay charges for utilities; including monthly charges for electricity, gas, internet, cable, water, sewer, trash removal, garage rent and pet fees (if applicable)

What are the income and credit qualifications?

An applicant's annual gross salary must be equal to or greater than three (3) times the annual rent. We also check into credit and rental history upon screening.

What is acceptable “proof of income” to sign a lease?

Employment verification – one month’s worth of current pay stubs (or copy of offer of employment letter). If you are self-employed or retired, we will need to see copies of last year’s tax return as proof of income, as well as three months of bank statements.

Is my security deposit totally refundable?

Yes, if there are no damages or any outstanding balance owed on your account. Security deposits are returned within 30 days of lease expiration.

Can I change to a month-to-month lease plan after my first year?

A month-to-month lease plan is not an option available to tenants.

What utilities are included in my lease?

No utilities are included in the rental price.

How long is the term of the lease?

The lease term is 12 months.

Do you accept short term leases?

Not at this time.

Am I required to have renters insurance?

Yes, a minimum coverage of $300,000 for personal liability is required.

Do you offer furnished apartments?

Not at this time.

Do you offer corporate apartments?

Not at this time.

If something needs to be repaired in my apartment, how do I report it?

All non-emergent maintenance requests should be placed online through your Resident Sight Plan Account. If you have an emergency maintenance request, there is an after hours contact line you can reach for on-call dispatch.

When is my rent payment due?

Rent is due on the 1st of each month.

What day of the month am I liable for a late charge?

A late charge will be assessed to your account on the 6th of the month if payment has not been received.

Will you accept electronic payments from my bank?

Absolutely – For your convenience, we accept electronic and credit card payments through our resident portal, 24 hours a day, 7 days per week.

Is there a place where I can pay my rent after office hours?

After hours, you may use our convenient pay online option through our resident portal.

There is a person who might be staying with me for a while, is that permitted by the lease?

Guests are permitted to stay, however any period over 14 days, the guest is considered an occupant and must be added to the lease agreement. Any occupants 18 years or older will need to apply and be accepted prior to being added to the lease agreement.

Can I install my satellite dish at my apartment?

Not at this time.

Do you have cable services?

Yes, Comcast is available.

Does the property have a fitness center?

Yes, in the clubhouse there is a fully equipped fitness center that is open all the time. The fitness center also conveniently has bathrooms, cardio equipment, weights and televisions to watch while you work out.

Does the property have a swimming pool?

Yes, our pool is open from Memorial Day - Labor Day.

Does the property offer on-site recycling?

Yes, we do.

Is there any additional storage space available at your property?

There are no storage units currently on site. However, our garages offer additional shelving/space, to fit both your vehicle and storage. Available for at an additional $99 per month.

Are residents permitted to paint their apartment?

Residents are not to paint, wallpaper, or make any other alterations, improvements, changes, or additions to the Premises, without the prior written consent of the Landlord.

How is your property different from the competition?

There is one way to describe our apartments, luxurious and convenient. Our luxurious apartments come with top of the line amenities, such as, a clubhouse that includes a fitness center, private parking garages for tenants’ cars at an additional cost, outdoor pool with lounge chairs, and modern apartments with an open layout. Not only do our apartments come with amazing amenities, our apartments are conveniently located near local highways.
