Leasing Requirements

BEGINNING THE PROCESS:

Application Submitted for an apartment with Chester Woods, is not guaranteed.

Prior to submitting application, please note in order to be approved we require the following:

  1. Positive Credit History

  2. Positive Rental History

  3. Annual gross income must be equal to or greater than three (3) times the annual rent.

  4. Employment verification - One Month's worth of current pay stubs (or copy of offer of employment letter.) If you are self-employed or retired, we will need copies of last year's tax return as proof of income, as well as three months of bank statements (to be provided upon email notice from management)

  5. Copy of government issued photo ID (to be provided upon email notice from management)

  • To complete this rental application, you must be prepared to provide 2 years of residential history as well as contact information for your rental references.

  • Each resident over the age of 18 must submit a separate application.

  • Application fees are non-refundable.

If you have a lock on your credit, please discuss with the Leasing Office IMMEDIATELY prior to submitting your application. If our leasing office processes your application without your notification, your report will come back incomplete, requiring us to resubmit which would generate another processing fee. 

Upon approval, you will be required to sign a lease with the property within 24 hours of the approval. Failure to sign the lease within the time frame will result in forfeiture of the apartment.

PRIOR TO MOVE IN:

Fees due prior to move in are as follows:

  1. Security Deposit - Equivalent to one month’s rent due 24 HOURS UPON APPROVAL. This must be submitted online.

  2. First Month's Rent - This is due 14 DAYS PRIOR TO MOVE IN. This amount can be paid online.

OTHER REQUIREMENTS PRIOR TO MOVE IN:

  1. Proof of renter's insurance - Minimum $300,000 personal liability. 

  2. If you are bringing a pet, documents and payment associated with your pet (s) will need to be taken care of as well.

MONTHLY COSTS:

In addition to the base rent, tenants are responsible for the following:

  • Water/Sewer $70/month

  • Valet Trash Pick-up $20/month

  • Electric - (Varies monthly billed by PSE&G)

  • Gas - (Varies monthly billed by PSE&G)

Included Costs: Fitness Center Access, Club Room, Pool Access (2023)

LEASING SIGNING:

To keep your apartment home reserved, your lease agreement is due within 24 hours of application approval.

Application Fees

$85 Fee per applicant (18 and older) (non-refundable)
